Yes, Karl Beckman has a state contractor license (dwelling contractor qualifier certification) and Beckman Builders, LLC has a dwelling contractor certification. We also carry all necessary insurance. All of our sub-contractors are also licensed and insured.
Check their references and make sure you ask specific questions that deal with the project you want done. When checking the references, make sure to ask if the project was completed on time and on budget. Check with the Better Business Bureau to see if there are any complaints about that contractor. Make sure they are fully insured. Ask to see pictures of past projects or even go look at them in person. Ask if they are members of any organizations (NARI, BBB, etc).
One of our staff will discuss your project with you on the phone to get a better idea of what you are looking for. Based on our years of experience we have several questions that we ask to help guide you so that we both are on the same page about your project. If it is determined that we are a good fit for each other, we would set up a site visit to discuss the project more in person. At this meeting we can dive more into some of the options that you have to help you select design or products that might fit your needs We have a team that works with you on your project from sales, to estimating, to design and selections, to managing your project so you always have someone that is dedicated to that particular part of your project.
You will be assigned a salesperson based on your type of project. They will meet with you at the beginning to discuss the scope of the project and gather information to bring back to our office to develop and then provide you with a preliminary sketch and estimate for what we think you would be looking at for an investment in your project. If you decide to move forward, you would then meet with our design and selection team to finalize all of the details. Once those are finalized we would do a walk through where your salesperson, designer, and your assigned project manager would meet with you and our sub-contractors and vendors on site so that we can get any final measurements, site details, and pricing from our sub-contractors and vendors so that we can get you a final proposal for your project based on your selections and site conditions. Once the project moves forward from here your project manager will work with you to update you on project schedules. During the project our carpenters and our sub-contractor’s will be the ones making your dreams a reality but communication will continue to come from your project manager.
Every project is different. At the beginning of the project, the Beckman Builders team will take a look at the size and complexity of the project. Then create a construction schedule with estimated dates of completion for each phase of work. The Beckman Builders staff will keep you informed throughout the process of any deviations from those dates and explain why they occurred (weather, product shipping delays, changes in the plan, etc.).
At Beckman Builders, LLC we are proud of the fact that the majority of our projects’ final bills are the same as the estimates. The only time this is not true is if an unforeseen problem arises or if there is a change in the plan from the original estimate. In both of these cases we will discuss with you the changes made and will sign change orders so you know what to expect when the bill arrives.
AC2 treated – least expensive option, may warp and crack, need to stain every 3-5 years. Cedar – does not warp and crack as much as treated lumber, middle price, needs to be stained every 3-5 years. Vinyl/composite decking – does not warp or crack, more expensive however longer lasting, no need to stain, low maintenance.
That is up to you. We can build your deck with a design that you already have or we can custom design one to fit your needs.
At Beckman Builders, LLC we dig a 12″ diameter hole four feet deep and fill that with concrete. We then attach a post pad on top of the concrete and place the post on top of that. By using this method, the posts that support the deck are not in contact with the ground which will help them last longer. Also, wood is a natural product and can crack and warp. If this does happen, we are able to replace that post without having to dig up the ground to get the old post back out.
This really depends on the height of your deck and how you want to use it. According to code, if your deck is less than 24″ off the ground, a railing is not required. We have several options of railing available to customize your deck.
All of our decks are individually priced. By doing this you will receive a very accurate estimate. The price depends on several factors, such as: the number of footings required, type of material (treated, cedar, composite), type and style of railing, the height the deck, number of stairs, skirting and/or lattice around the deck, hidden fastener system, etc.
We do not base our estimates by the square foot. Every one of our estimates is done on an individual basis which will give you the most accurate estimate possible.
